Tips to deal with architects and contractors
Home Improvement November 20th, 2009

In order to help realize the dream house, you certainly need help from professionals (architects and contractors). Unfortunately, not all professional matches your needs and be able to satisfy you.
Wrong choice, might actually harm and disappointment toward you. You never have trouble relating to the professional (architect or contractor) while building a house / property you?
The following tips relate to the architect:
1. Check the reputation of architects from people who knew or recommend it. Also check your portfolio is also the architect, whether they fit your needs or not. Better not hire an architect who has only residential design experience to design a complex building, such as hotel or mall. If you want to give more opportunities to the architect, then make sure he has enough to make a reference design with the desired class.
2. There are some architects who have a particular design style, so we suggest you choose an architect who “tune” your taste.
3. Negotiate fees and design with clear scope of work before agreeing to hire the architect. Usually the end product is the architect working drawings, budget plans, work plans and requirements, and a count of the structure.
4. If you have agreed to work with architects, do not hesitate to communicate any idea in your head, and give architects the freedom to translate it. Intensifying the process of discussion with the architect to design the pre phase (until approved plan, look, cut and 3-dimensional images), because after the pre-approved design architect will concentrate to complete working drawings and other documents. If you are still a lot to change the design at this stage, the architect working time will increase and chances are you will be charged for it.
To connect with the contractor, the things to note:
1. No different from the architect, check the reputation of the contractor. Let’s not give the contractor a task that has never been done before. Hire a contractor who is not in accordance with the specifications of the building will cause the risk of loss greater than the risk of selecting an architect, both in terms of time and cost.
2. Also check the contractor’s financial background. You can request a copy of the contractor and the bank account a bank guarantee (bank guarantee), if deemed necessary, as security contractors will not run out of funds in the middle of the project, because usually the payment period of the project owner does not always equal to the time of payment to contractors or suppliers of building materials sub – contractors.
3. Agree on the overall project costs in advance (before implementation), based on the budget plan created by the architect, who then negotiated with the contractor. Also agree on who will bear the risks, such as price increases risks, building damage, and so on.
4. Ask for a guarantee / warranty from the contractor for a certain period (for a house to live normally 3-6 months). Any damage that occurs during the warranty (unless force majeur) became a dependent contractor. Some architects also offer services as a contractor. This combination of services can save costs, because service providers usually only take a fee as a contractor, with no design fee. But this is only recommended for projects that are relatively simple as staying home, and you should be familiar with these providers well.
Ok, good cooperation with architects and contractors you!
